Water Club Living

Water Club Living is a luxury condo and townhome development on Snell Isle in St. Petersburg, Fl. featuring spacious floor plans starting from the $500s.

Nineteen buyers have generated about $13 million in sales since August, said David Traynor, vice president of real estate for Smith & Associates. He suggested the top off of the Snell Isle building might be a tip-off of the next wave of condo development in Tampa Bay. Up to 31 condo projects in Pinellas and Hillsborough counties are in some form of discussion or development, Traynor said. The proposed projects range from a few dozen units up to about 400 units.

Kolter Urban, a division of the West Palm Beach real estate development and investment firm, is building Water Club on a 5.25-acre site in the 1300 block of Snell Isle Blvd. NE. The lot was previously occupied by Snell Isle Plaza.

The $30 million project is under budget and on target to finish by July, said Bob Vail, president of Kolter Urban. He agrees that market conditions are swinging back to condo development.

“Our timing is good,” Vail said. “We do think we are ahead of everyone else. We are looking for new opportunities from St. Petersburg/Clearwater south to Naples.

Kolter has five condo projects underway, including Sarasota and North Palm Beach, totaling about 600 units. Another 300 units are working through the entitlement process. The company is focused on the $500,000 to $1.5 million price point instead of the “big blue marlin” of the last building boom, Vail said.

Snell Isle offers two-bedroom 1,711-square-foot units and three-bedroom 1,940-square-foot units (plus 168-square-foot terrace) starting at just under $510,000 up to $850,000. Marina slips are also available at the site.

Priced from the $500s, Water Club Snell Isle offers four condominium floor plans, sized from approximately 1,863 to 2,108 square feet. Planned building features include private elevator lobbies and secured, covered parking.

Highlighted by a Transitional design by Tampa-based Curtis Gaines Hall Jones Architects, Water Club Snell Isle boasts a direct waterfront location on the east side of the island which provides long-range bay views into the Tampa skyline. Community amenities include a state-of-art fitness center, tropical resort-style swimming pool and an open-air palazzo featuring a formal terraced garden area and a casual fire pit overlooking Tampa Bay, as well as on-site kayak storage and access for exploring Snell Isle Harbor and beyond.

Water Club Snell Isle also offers a limited number of available boat slips for sale, or, residents can take advantage of the St. Petersburg Yacht Club amenities right next door.

Water Club Snell Isle, located at 1325 Snell Isle Boulevard NE, St. Petersburg has completed the roof slab of the 9-story towers twelve days ahead of schedule, bringing the June 2014 occupancy date closer to reality.

“Water Club Snell Isle is the only new-construction condominium available on Snell Isle. In fact, it’s the first new waterfront condominium on Snell Isle in over 40 years,” said Bob Vail, Kolter Urban President.

This new construction marks/validates the return of the St. Petersburg real estate market and provides a significant contribution to the local economy. The Water Club project alone provides over 200 employment opportunities through its many local subcontracting firms and contributes close to $2 million monthly back into the local economy.

“Since August, we have successfully converted approximately $12 million in contracts. Our initial group of owners includes local residents from just two blocks away to owners from across the ocean in Europe, with five states and two countries represented. Our diverse group of owners is looking to transition from a single-family home to the maintenance-free lifestyle of a private condominium community. We have also been pleasantly surprised by the interest of local residents living in downtown St. Petersburg who feel Snell Isle is a more upscale, private area, but still close enough to downtown restaurants, attractions, cultural activities to readily enjoy. People like being able to have more free time to pursue their favorite interests,” said Dave Traynor, Vice President of Real Estate / Developer Services, Smith & Associates.
